As of February 2024, many different types of REITs in the United States traded with a discount to the NAV. On average, U.S. REITs traded with median discounts of ** percent. Diversified REITs saw the heaviest median discount, this being **** percent. Datacenters were the only property type which traded with a median premium to the NAV (**** percent). The net asset value (NAV) is the price at which shares or units of a REIT are traded.
